Terms of Service

What EaseMyRate does, what it does not do, and what it costs. The agreement you sign before we file anything is the binding document; this page describes the service and governs your use of this website.

Who we are

EaseMyRate, LLC is a tax assessment reduction service operating in Nassau County, New York, holding Assessment Review Commission Representative #930.

We are not a law firm and we do not give legal advice. We are not affiliated with Nassau County, the Assessment Review Commission, or the Department of Assessment, and nothing we do is endorsed or approved by them.

What the service is

We analyse your property against the Nassau County assessment roll and recent comparable sales, show you the result before you commit to anything, and — if you authorize it — prepare and file a grievance with the Assessment Review Commission for the 2028/29 assessment roll.

Nothing is filed without your signed authorization. Checking your address commits you to nothing.

What the service is not

We prepare and file the ARC grievance. We do not currently file or attend Small Claims Assessment Review (SCAR) proceedings, which is the separate court review available if you decline the county's decision. If you go that route, we hand you the evidence we assembled; the filing and the hearing are yours.

We do not handle commercial property, and we serve Nassau County only.

What it costs

Checking your address is free. If the Assessment Review Commission reduces your assessment, our fee is the lower of 30% of First-Year Savings or $249. There is no discount for filing again — one rate, every time.

If your assessment is not reduced, you owe nothing. No application fee, no administrative fee, no partial fee. Any fee paid is refundable in full where no reduction is achieved, as Nassau County Administrative Code Title D-9 requires.

A reduced assessment lowers the share of the levy you carry. It does not by itself guarantee a smaller bill, which also depends on tax rates, exemptions, your STAR credit and district budgets.

Your authorization covers one assessment roll

Under Assessment Review Commission Rule 4.9, an authorization to represent you is valid for one tentative assessment roll only and does not renew automatically. If you want us to file again the following year, you sign again. We will ask; we cannot roll it over on your behalf.

You may cancel your agreement within three days of entering into it, for any reason and at no cost — a right Nassau law guarantees and that cannot be waived (Nassau Admin Code D-9 §21-19.2(E)(2)). After that period ends, your agreement remains active for the assessment roll it covers and EaseMyRate continues handling the grievance under it; it cannot be cancelled at will for that roll. The Assessment Review Commission has separate administrative procedures for withdrawing an application or changing representatives; if you need either, contact us and we will explain what the Commission requires. If the Commission does not reduce your assessment, you owe nothing, and the agreement covers one assessment roll only.

What we cannot promise

We cannot promise a reduction, an amount, or a timetable. Estimates on this site are informational, are based on public assessment data and comparable sales, and assume the Commission grants the reduction requested. The Commission decides, not us.

The Assessment Review Commission will not increase your assessment as a result of your appeal. It may reduce it or leave it unchanged. Separately from any appeal, the Department of Assessment revalues property each year.

Using this website

Use it for its purpose: checking a property you own or are responsible for. Do not scrape it, resell its output, or use it to build a competing dataset. The assessment and sales data underneath it comes from public records and third-party providers, and our presentation of it does not give you a licence to redistribute it.

If the agreement and this page disagree

The signed service agreement governs. It contains the terms Nassau County requires of a tax assessment reduction service, and where anything on this page is inconsistent with it, the agreement controls.

Governing law

These terms are governed by the laws of the State of New York, and any dispute belongs in the state or federal courts sitting in Nassau County, New York.

Changes

We may update these terms. The effective date at the top changes when we do, and a change never applies retroactively to a grievance already authorized under the previous version.
