A grievance challenges the county’s valuation, not your tax rate.

Your assessment decides the share of the school and town levies your property carries. If the county values your home above what comparable homes support, you are carrying more of that share than you should. A grievance asks the Assessment Review Commission to correct the valuation.

It is decided on the papers rather than at a hearing, the Assessment Review Commission will not increase your assessment as a result of it, and you can file it yourself, free, if you would rather. A reduced assessment lowers the share you carry — it does not by itself guarantee a lower bill, which also depends on rates, exemptions and district budgets.

Figures come from the Nassau County assessment roll and the prices of recent comparable homes and assume the Assessment Review Commission grants the full reduction requested; your bill also depends on your STAR credit, other exemptions, school and town tax rates, and the condition of your property. Under Assessment Review Commission Rule 4.9 an authorization to represent you is valid for one tentative assessment roll only and does not renew automatically.
