The things people ask us.

Is this really free to check?
Yes. The estimate costs nothing and needs no signup — just an address. We store the address and the result to run and improve the service. You only ever pay us if we file for you and your assessment comes down.
What does it cost if my assessment is reduced?
EaseMyRate’s fee is the lower of 30% of First-Year Savings or $249. There’s no upfront charge, no minimum and no hidden fees: that is the whole schedule, and it is in your agreement.
Can I file a grievance myself for free?
Yes. Nassau County homeowners can file directly with the Assessment Review Commission without hiring a service. EaseMyRate is for homeowners who would rather have us analyze the property, find the comparable homes, prepare the evidence, file the grievance, track the case and explain the result. You pay us only if your assessment is reduced.
How long does this take?
Authorizing us takes a couple of minutes. The county’s side takes far longer — Nassau’s review runs for months and can extend into the following year. We file on time. Track your appeal anytime in My Appeals.
Can my assessment go up if I file?
No. The Assessment Review Commission will not increase your assessment as a result of your appeal. It may reduce it or leave it unchanged. The realistic outcomes are a reduction, a settlement offer you can accept or decline, or no change.
Does a lower assessment guarantee a lower tax bill?
Not necessarily. A lower assessment reduces your share of applicable tax levies, but your final bill also depends on tax rates, exemptions and district budgets.
Do I have to sign again next year?
Yes. A new authorization is required for each assessment roll. We’ll re-check the property and ask you to sign again before any new filing.
What if the county makes an offer I don’t want to accept?
You decide first. We’ll show you ARC’s offer, what it means for your taxes, our fee, and when we need your answer. Tell us to accept or reject it and we’ll follow your instruction.

If you don’t respond and ARC has offered a reduction without unusual terms, we may accept it for you so the reduction isn’t lost. We will never reject an offer, request a second review, withdraw your grievance, or take a court action simply because you didn’t respond.

EaseMyRate handles the ARC process, not SCAR or other court proceedings. If you reject ARC’s final offer, any further court review is yours to pursue.
What if my case is weak?
We’ll tell you. Every estimate includes an evidence-strength rating based on the gap between the county’s value and relevant nearby home prices. If the evidence is limited, we won’t recommend filing through EaseMyRate. You can still review the evidence and decide for yourself.

Figures come from the Nassau County assessment roll and the prices of recent comparable homes and assume the Assessment Review Commission grants the full reduction requested; your bill also depends on your STAR credit, other exemptions, school and town tax rates, and the condition of your property. Under Assessment Review Commission Rule 4.9 an authorization to represent you is valid for one tentative assessment roll only and does not renew automatically.
